Where timber is still expected
Chelmsford has more than 20 conservation areas. Several sit in the city itself, including Moulsham Street, New London Road, West End and Springfield Green — and the rest take in village centres at Writtle, Great Baddow, Broomfield, Danbury and Stock. Writtle’s was designated in 1969 and holds 42 listed buildings.
On a house inside one of those boundaries, timber is often not a preference but the expectation. The frames are part of what the designation protects, and a plastic profile in an opening designed for a painted timber one reads wrong from the pavement even when the sizes are right.
Check with the council before you order. Conservation area status changes what you may alter, and a listed building needs consent in its own right. Chelmsford City Council’s planning team will tell you where your house stands, and it is a far shorter conversation before the survey than after it.
What modern timber is, and is not
Engineered sections are laminated, so a tall sash is less inclined to move across a damp winter, and they are factory finished rather than painted on site. Our piece on Bereco timber windows for character homes goes through how they are built.
Draught sealing is the quiet improvement. A modern timber window carries compression seals the originals never had, which is usually what owners notice first in a room that has always been cold in a wind.
Species is the decision most people are not expecting. Softwood takes paint well and suits a painted elevation; hardwood is chosen where the grain is meant to show. A planning officer may have a view on the finish colour, which is another reason to ask early.
Getting to you
Chelmsford is about 35 to 40 minutes from our Colchester showroom along the A12. A surveyor comes to the house rather than working from a drawing, which matters more here than on a modern estate: in a conservation area the survey is as much about matching what is there — sightlines, glazing bar widths, how deep the frame sits in the reveal — as it is about measuring the opening.
